Chevy Chase DC Home Prices in 2026: Why Reports Differ

10/1/26

Search "Chevy Chase home prices" this month and the numbers will not agree with each other. One tracker puts the average price up 19.3 percent over the past year as of August 2026. A few blocks away, by the same tracker's own boundary lines, another slice of Chevy Chase shows the median down 36.6 percent over the three months ending March 2026. A third measurement, covering the Maryland side, shows values essentially flat. These are not typos or stale caches. They are different, real, currently published readings of what people are calling the same neighborhood.

The reason has nothing to do with the market cooling or heating. It has to do with the fact that "Chevy Chase" is not one housing market. It is a name shared by at least six separate reporting boundaries, several municipal governments, and two different tax jurisdictions, each publishing its own small batch of monthly sales as if it were the whole story.

Six Boundaries, One Name

Redfin alone splits Chevy Chase on the DC side into an overall neighborhood boundary plus two smaller sub-areas it calls Upper Chevy Chase and Southeast Chevy Chase. Zillow tracks the DC neighborhood separately from the Maryland zip code. None of these boundaries line up exactly, and none of them cover the same set of streets.

Boundary Time Window Price Measure Year-Over-Year Change Sales Volume
Chevy Chase-DC overall (Redfin) 3 months ending May 2026 $1.5M median +2.1% 57 sold in May
Chevy Chase-DC overall (Redfin) August 2026 $1.65M average +19.3% —
Upper Chevy Chase, DC (Redfin) 3 months ending March 2026 $1.0M median -36.6% 2 sold in March
Southeast Chevy Chase, DC (Redfin) March 2026 $1.3M median -7.8% 36 sold
Chevy Chase MD, citywide (Redfin) 3 months ending May 2026 $1.3M median -9.36% 45 sold in May
Chevy Chase MD, citywide (Redfin) August 2026 $1,359,101 median -4.6% —
Chevy Chase, DC (Zillow home value index) September 2026 $1,368,354 typical value +0.4% —
Chevy Chase, MD 20811 (Zillow home value index) July 2026 $1,237,591 average value -0.4% —

Every row in that table is describing a version of the same handful of square miles. Read in isolation, any single row sounds like a confident market call. Read side by side, they cancel each other out.

Why Two Sales Can Move a Headline

The mechanism is sample size. Upper Chevy Chase recorded exactly 2 home sales in March 2026, down from 3 the year before. That leaves a thin monthly sample; a shift in which homes sell can move a reported three-month median sharply.

Southeast Chevy Chase, by contrast, had 36 sales in the same March window, up from 26 a year earlier, and its price per square foot came in at $494, down 7.4 percent. That is a real, statistically meaningful decline. Chevy Chase-DC overall, which folds both sub-areas together with everything in between, sold 57 homes in May 2026 against 44 the year before and posted a gain. More transactions smooth out the noise that two or three sales cannot.

For context, Washington's citywide inventory had climbed to roughly 3,116 available homes by spring 2026, translating to about 4.8 months of supply and a more balanced overall market. Chevy Chase's monthly sales counts, even at their largest, are a small fraction of that citywide pool, which is exactly why its published percentages swing so much harder than the city's do.

Twelve Governments Under One Postcard Name

The Maryland side adds a second layer of confusion. Chevy Chase, Maryland is not a single town. It is a collection of twelve distinct municipalities, each with its own local government, each contributing its own transactions to whatever rollup a data provider chooses to publish. A brokerage compiling sales across all twelve for the first months of 2026 found a median sold price of $1,395,000 across every property type, with detached single-family homes averaging roughly $2,274,666 and attached homes, mostly condos and townhomes clustered near Friendship Heights, averaging around $723,083. Blend those two very different housing types into one number and you get a figure that describes neither well.

Detached homes on the Maryland side generally start around $1 million and run well past $3 million for larger lots or newer construction, with Chevy Chase Village and Section Five typically posting the highest price per square foot. Condos near Friendship Heights start in the mid-$300,000s, and townhomes range from the mid-$600,000s into the low $1 millions. A citywide Redfin figure that averages across all of that, then compares it to the same average from a year earlier when the mix of what sold happened to be different, will move for reasons that have nothing to do with underlying value.

What's Actually Changing on One Block

While the percentages argue with each other, something concrete is happening on the DC side that no neighborhood-wide median will pick up until long after it matters. A bill introduced the week of September 22, 2026 would authorize construction of affordable mixed-income housing, a new library, and a community center on the Chevy Chase Civic Site, with the DC Council expected to take it up in October. More than half of the project's planned 177 units are now designated affordable, according to the Coalition for Smarter Growth, one of several local groups pressing the council to act.

Chevy Chase Forward, led by former ANC 3/4G chair Lisa Gore, and Ward3Vision, represented by longtime Chevy Chase resident Ron Eichner, are among the organizations backing the redevelopment alongside DC YIMBYs and WIN Ward 3. DC YIMBYs volunteer organizer Dennis Jing has framed the site as an opportunity to add housing at multiple income levels in a part of Ward 3 that has historically been zoned for detached single-family homes only.

Whatever the neighborhood-wide median says this quarter, the blocks immediately around that site are about to see new construction, a new density type, and a new set of comparable sales that the rest of Chevy Chase will not share. A buyer evaluating a house two doors from the Civic Site and a buyer evaluating a house six blocks away are, in practical terms, shopping in different micro-markets, even though both listings will say "Chevy Chase."

The Line That Actually Changes Your Costs

Separate from any of the boundary noise above, one line matters more than all the others combined: whether the house sits in the District or in Maryland. Cross it and the entire tax structure changes.

In DC, Class 1A residential property is taxed, and deed recordation and transfer taxes apply. Cross into the Maryland municipalities and a buyer leaves DC's tax system and school assignment entirely for Montgomery County's, an entirely separate set of rules that no neighborhood-wide price comparison captures.

What to Actually Compare

None of this means the published numbers are wrong. It means each one is answering a narrower question than its headline implies. Before treating any single percentage as the market, it helps to ask which boundary produced it, how many sales fed it, and whether that boundary sits in DC or Maryland. A price per square foot on the specific block, weighed against three or four recent closings on comparable lots, tells a buyer or seller more than any neighborhood-wide year-over-year figure ever will.

Why do Zillow and Redfin show different trends for the same neighborhood? Their published boundaries do not cover identical streets, and their sample windows differ by weeks or months, so each is measuring a slightly different set of transactions.

Is Chevy Chase, DC part of the same market as Chevy Chase, Maryland? They share a name and a border, but sit in different tax jurisdictions and school systems, so it makes more sense to treat them as adjacent markets rather than one.

How many homes actually sell in a typical month across Chevy Chase, DC? Recent data puts monthly sales in the mid-40s to high 50s across the broader DC boundary, enough volume to smooth out the swings that hit smaller sub-areas like Upper Chevy Chase.

A headline percentage can only tell you what happened to a batch of sales somewhere inside a boundary someone else drew.
